The Cooksville Medical Art Centre at 250 Dundas Street West is located in the heart of the Cooksville neighbourhood of Mississauga. Dundas Street is a major regional arterial roadway that connects Mississauga directly to Halton (Oakville and Burlington) to the west and the City of Toronto (Etobicoke) to the east.

The Cooksville Medical Arts Centre is located within a few short blocks of Hurontario Street (Hwy 10), which is Peel Region’s primarily north-south commercial spine. The property has exceptional local and regional access to a large population base.

Trillium Healthcare Centre is located directly south the property ( app. 1km from the site), which can be accessed by either Confederation Parkway or Hurontario Street. Due to its high exposure on Dundas, and its proximity to Trillium Healthcare Centre, the site provides an excellent opportunity for a medical/professional building as proposed. Subject site is 1.5km from the Square One area. 

The subject property is located within one of Mississauga’s major commercial nodes. One of the key changes that will bring about continued regeneration of the Cooksville node is the planned introduction of Light Rapid Transit along Hurontario. LRT services in the Hurontario right of way bring about transformative change in Mississauga as a whole, and Cooksville in particular.

One of the major new developments relates to a property just west of the subject project. This site (90-110 Dundas Street West) will be re- developed with a total of 150 new townhouse units. Based on the current pattern of development, we anticipate that significant parts of Dundas and Hurontario will be redeveloped, largely with mid-to –high density housing over the next 10 to 15 years.
